OLS-99-02 L�g�pftfit �-Cha�rne - A request for review of a lot split on property located on Lot 1, Block proposes to move existing one foot to the north in order to correct an encroachment by an existing building. Theron presented the item to the Commissioners. Theron explained that the C Members reviewed the lot split at the June 23, 1999 meeting and had no objections. Mr. David Charney, the applicant was present to answer questions. The subject property is located at 8141 N 116 E Avenue on property zoned IL (Low Intensity Industrial District). Charles Willey moved t® approve the site plan subject to requirements by TAC and staff, Larry Helton seconded. Site Plan - Owasso Public Schools - Ninth Grade Addition- A request for the review of a site plan for additional classrooms at the Owasso Ninth Grade Center. The subject property is described as part of the E/2 of Section 20, T-21-N, R-14-E, Tulsa County and is located at 8800 N 129 E Ave, Owasso. The applicant proposes an additional 28,842 square feet of classrooms on a 15.8 acre subject property zoned AG (Agriculture). Staff requested that the driveways be changed to one--way. Also that the new driveway be aligned with the bus exit on the high school property to the cast. Staff recommends ends approval of the site plan with the following condition.: l) That the applicant modifies the site playa as needed to satisfy the TAC requests of ONG. A letter of approval from ONG will be required prior to issuance of a building permit. The applicant proposes an additional 10,732 square feet of classrooms on a 10.93 acre subject property zoned AG (agriculture). Theron Warlick presented the item to the Commissioners. The Technical Advisory Committee reviewed the site plan and no comments or concerns were expressed. Parking drainage is satisfactory and for the site is conveyed to the east. Ray Haynes moored to approve the site plan. Charles Willey seconded the motion. Hut -- A request for review of a site plan for Pizza but restaurant. The subject property is described as Iot 6, Block I ROC Owasso addition and is located at 13104. E 86 In Street No, Owasso, The applicant proposes a 3,362 squage foot restaurant on a ° 84 acre lot currently zoned CS (Shopping Center Commercial)° Staff recommends approval ®f the site plan for Pizza Hut with the following condition: I That accel /decel lams and sidewalks be installed on the E 6"' Street N side of the subject property. OWASSO PLANNING COMMISSION July 13, 1999 Page No 5' Ave., in the City of Owasso, Oklahoma on property zoned 1L (Low Intensity Industrial) Theron Warlick described the cases The site plan slows 97 parking spaces with 4, handicapped spaces. A 75 -foot setback from an abutting residential area would normally need to be maintained, however, a variance was granted in July of 1998 reducing the setback. The Technical Advisory Connni_ttee reviewed the site plan on June 23, 1999, there were no concerns or objections expressed. The applicant answer ed questions regarding the variance and discussion was held regarding the items required on this Board of Adjustment case. Those items include landscaping with trees, remove the equipment and install a 20° fence. Drainage was also discussed briefly. Ray Haynes moved to approve the site plan, Charles Willey seconded the motion.
