CONSIDER APPROVAL OF THE MIN[JTES OF APRIL 9, 1.996 REGULAR MEETING - The Commission reviewed the minutes of A-,pril 9, 1.996, Jerry Cole moved, seconded by Charles Willey to approve the minutes as written. A vote on the motion was recorded as follows: Jerry Cole - Yes Ray Haynes - Yes Charles Willey - Yes Gary Wells - Yes Dewey Brown - Yes The motion carried 5-0. 4-° Preliminary Plat - Nottingham Estates 11- A request for a review of the preliminary plat for Nottingham Estates II, an addition to the City of Owasso containing 92 lots on 68.56 acres, more or less. Nottingham 11 is located directly east of Pleasant View Estates (Tuisa County) and Nottingham Estates. The Chair introduced the case and the staff review was given by Mr. Rooney. The Chair introduced the case and the staff review was given by Mr. Rooney. The Owasso Technical Advisory Committee reviewed the preliminary plat at their May 1, 1996 meeting, The utility companies requested additional service easements, which will be included on the final plat. "Those comments are as follows: 10 Limits of no access need to be added to the double fronted lots that back up to Merry Cole moved to approve the preliminary plat for Country Estates 11 Addition subject to TAG recommendations and staff comments and /or corrections to the plat. A. request for a review Of the final plat for Barrington Point 111, an addition to the City of Owasso. The subject property is described as being located immediately south of Barrington Point 1 & 11, just north of the Owasso High School, and contains 32 lots on 9019 acres, more or less. I'he Chair introduced the case and the staff review was given by Mr. Rooney. Barrington Point 11 is zoned RD and could have developed as duplex housing however, the developer has opted to develop this as single-family residential. 'f'AC reviewed the final plat and had. no comments, A lot total area sheet has been provided to staff. Between the preliminary plat approval areal. the final plat the developer has made necessary changes. Doug Groves from the Engineering Division of Public Works Department answered several questions concerning drainage problems in the area. A detention pond is already built and up to grade and will be in operation within a week. Staff is recommending approval of the final plat for Barrington Point 111. Jerry Cole moved to approve the final plat for Barrington Point 111. Fairways 11 is located northwest of The Fairways at Bailey Ranch. The Chair introduced the ease and the staff review was given by Attu Rooney. The final plat was reviewed by "TIC and the comments were limited to the following: 1 a A utility casement crossing along Larkin Bailey Blvd. This crossing; request has been included within your plats Dews® Planning Commission May 14, 1996 Page Noe 4 I An 119 utility easement (filed by separate instrument) will be needed along the north perimeter. I Several requests for street light utility easements were also made and are included on the plat within your packet. Site Plan Review v Michael D Roark - A request for a review of a site plan for a portion of Lot 1, block 2, Ram plaza Addition, The subject property is located directly east of Warehouse Market, Storm water detention for this site has been addressed and is more than adequate to facet any requirements. The necessary amount of parking spaces have been provided. 'I'AC review the site plan on May 1, 1996 and no comments or concerns were voiced, ,Staff would recommend approval of the proposed site plan with the condition of a pre- - construction meeting with staff prior to obtaining a building permit.
