OWASSO PLANNING COMMISSION MINUTES

1. Chairman, M. Hinkle called the meeting to order at 12:07
2. Roll was called and a quorum was declared present,
SITE PLAN REVIEW
3. Wildwood Apartments Site Plan
Staff reviewed the case history and the minutes of the November 19, 19819
Planning Commission meeting and the December 30, 1981, Board of Adjustment
minutes. The Board of Adjustment approved a variance from LO' x 20' to
9' x 20' parking spaces, Staff reviewed the amended TAC requirements:
10 There should be a minimum of 242 parking spaces at a minimum
size of 9' x 20'. Spaces might be striped diagonally.
2. Trash containers must be located where city vehicles can
reach them per City standards,,
3. Access points - Modify median cuts in the street to be
perpendicular to driveway curb cuts. Close middle curb cut
with a new curb,
4. Gas and electric utility easements will be obtained by the
appropriate public utility company,
5. A 10' easement (for sewer and other utilities) will be located
along the west boundary of the property, This can be on.
either side of the property line.
V A sidewalk will be located along 80th Street per the city
sidewalk code,
7. Additional fire hydrant(s) will be located per the fire chief's
requirements.
84 Storm drainage improvements will be made to the City's speci-,
fications.
9. Water line construction and tie ins to water mains will be
made to the City's code specifications.

10. Everything on the property is to be built according to the
site plan, including the clubhouse and pool. The applicant
understands that to vary from the site plan without review
and approval of the Planning Commission would be a viola---
tion of the building permit.,
Pat Larkin, applicant, was present and spoke for Lhe application, saying
that he was adding the 10' U/E on the west side of the property, a fire
hydrant on the north and valves on the water lines. He has redesigned
the layout and the trash container areas so City trash trucks can use
them. Commission members discussed the trash container fences required
by HUD for the applicant's financing. Mr. Larkin stated he had complev-
ed all TAC requirements except for a few minor engineering details he
was working out with John Edelman.
G. Phillips moved to approve the application subject to completion of all
TAC requirements and the BOA. variance. R. Sadler seconded the motion.

Nay: None.
Motion carried 3-0-0,
The applicant noted that he was still awaiting final HUD approval, so the
Owasso Planning Commission and Board of Adjustment hearings had not held
him up
There being no further business to consider, M. Hinkle moved to adjourn.

Motion carried 3-0-0. The meeting was adjourned at 12.26 p.m.
