1. Secretary, P. Larkin called the meeting to order at 7:30 p = ,
20 roll was called and a quorum was declared present,
38 R. Haynes moved approval of the minutes of the April 19 and May 17, 1984
meetings, K. Wood seconded the notion._

LOT SPLIT REVIEW

Staff related that this lot; split was approved under= the "prior approval''
.lot split ordinance and was before the commission for ratification, The
applicant was not present, Staff answered several questions concerning the
lot; split,,.
R. Haynes moved to ratify O S-46 , K Wood seconded the motion,

Acting Chairman Larkin introduced the lot; split and the staff eva I uat i on:
The applicant requests a .lot: split; on an RS -3 .lot: located at
the NE/c of Main and 4th Avenue. (here are two existing house
on the SO° x 140' lot, The homes were built several years ago
The lot split is sought to be able to sell the house separate
ly. As the lot split is drawn, neither lot would meet all of
the bulk and area requirements for an RS -3 lot, such as suffi-
cient lot width, square footage, rear yard, front yard, etc,,
Therefore, an application to the Board of Adjustment for variances
from these requirements is pending, The Board of Adjustment meet-
ing is on June 20, 1984 so their decision will be available for
the Owasso Planning Commission meeting.

Mr. Harrington explained the lot split requests and stated he wished to
renovate the houses and sell them as individual houses:, Staff updated the
Commission that the Board of Adjustment had discussed the ease at their
June 20 meeting and had voted to approve all variances on the lot subject
to moving the north /south lot line 16' to the west to give Lot 4B the re-
quired lot width and a larger lot area and maintain Lot 4B's side ,yard
The Commission discussed the case at length and asked Mr, Harrington several
questions regarding the lots and utilities,, There were no protestors
present,
R. Haynes moved approval of the lot split subject to moving the north /south
lot line 16' to the west. Ku Wood seconded the motion.

Motion carried 3 -0-0F.

Commission members and staff welcomed Ken Wood to the commission as a new
members -to fill George Phillips unexpired term, They held a general dis-
cussion concerning Owasso Planning Commission agenda items and procedures.
There being no f=urther business to consider, R. Haynes moved to adjourn the
meeting with K. Wood seconding the motion,
