1. Chairman R. Haynes called the meeting to order at 7:32 p=,
2. Roll was called and a quorum was declared present,
3. E. Henry moved approval of the minutes of November 21, 19£35 as corrected.
R. Haynes seconded the motion,

LOT SPLITS
4. OIS-57 Eddie Proctor 714 a Lot 45 Block 3, and Lot 16, Block 1, Hale

106th East Avenue and Fast 113th Street North,
Chairman R. Haynes reviewed the case,
Staff made the following report:
The requested lot split affects Lot 45, Block 3 and Lot 16,
Block 1, Hale Acres Addition. The applicant wished to take 10'
from the back of Lot 16, Block I and add it to the side of Lot
45, Block 1. The lots would meet the bulk and area require-
ments of the zoning districts they are in (RS-3 and RS -1) .
The Owasso Technical Advisory Committee met at 2:00 p,m, on
December 11, 1985 and discussed the request, They had no ob-
jections to the proposed lot split,
Commissioners asked several questions and discussed the TAC comments, M,,
Day moved approval of the request with F. henry seconding the motion,

Nay: None,

Staff made the following report:

The general location of OLS-58 is the southwest corner of
86th Street North and Main. The property is zoned CG. Doctor
Sokolosky has his clinic on the southern portion of the tract.
The proposed lots would meet the bulk and area requirements of
the district they are in (CG).
The Owasso Technical Advisory Committee met at 2:00 p.m. on
December 11, 1985 and discussed the request. They had no ob-
jections to the proposed lot spliQ,
Commissioners discussed various aspects of the property, including possible
problems with access to the north portion of the undivided tract once the
tract is developed. The existing traffic congestion at the intersection
was discussed,
R, Haynes stated that the request before the commission was for a lot
split and that the access could be discussed at the platting and site plan
stage, After additional discussion concerning various details of the
tract, J. Buchanan moved approval of the lot split, M. Day seconded the
motion.,

ANNEXATION

Chairman R. [Jaynes reviewed the case,,,
Staff stated that the item was being presented as an information item,
Bob Pruitt, representing the owners, presented the proposaY,
He stated the following:
L There is water available to the site
2, A gravity sewer line could be brought to the site
at the developers expense,,
3� One of the owners has prepaid, unused sewer rights,
in another subdivision that could be used for this
development if necessary,,
4. The intended use is commercial shopping.,
5. The tract was zoned commercial in the county,

Staff stated that the zoning is not reflected on the zoning base map.
After additional general discussion of various details of the proposal,
the planning commission agreed that they had no major problems with the
request if the city has the capacity to provide services,
Staff stated -that it would be the responsibility of the applicant to
contact the City Clerk when they desired to have the item placed on the
City Council agenda.
There being no -further business to consider, E. Henry moved to adjourn
the meeting with J. Buchanan seconding the motion,,
Aye: Henry, Day, Buchanan and Haynes,
Nay: None.
Motion carried 4-0-0. The meeting was adjourned at 8:30 p,m,.
