Vote on the motion was 4 -0, all for, motion carried, OWASSO PLAN I COMMISSION MINUTES Comber 2 1-976 Page 2 OZ-24 City Of Owasso - RM-1 to CH The Staff presented the case to the Commission and recommended the following: Staff recommends APPROVAL of a modified ap'plicatlon© The modification includes approval of CG instead of CH since this would be a logical transitional zoning between CH to the west and CS to the east. This would limit the floor area ratio to 0.75 instead of being unrestricted and would insure compatible building setbacks with existing development. In addition, the Staff recommends that the north boundary of the district be moved south to line up with the alley between First Street and Second Street. This will eliminate intrusion of commercial into the existing residential areas. In summary, the Staff recommends APPROVAL with the above modifications, subject to a plat to be filed by the property owner ox owners. Recommended approval does not negate other city ordinances which may affect the spacial relationship between public school and gasoline service stations or any other ordinances, Motion by Holt, seconded by Grimmem, to approve the request per the Staff recommendation, Vote on the motion was 4-0, all for; motion carried, SUBDIVISION PLAT REFERRAL Country Side Estates For y!'.t y' l The Planning Commission approved the preliminary plat, subject to additional conditions: 1. There be provided two stub streets to the south, 2. That all design standards of the City of Owasso be met., 3. That the City Engineer as well as the County Engineer approve specified elements,, 4. That the Planning Commission review all additional plat submirtals, DISCUSSION ITEMS Modification of Side Yard Requirements The Staff discussed the existing situation regarding side yards and lot sizes and proposed some modifications in the existing ordinance. Holt moved to hold a public hearing to consider recommendation for forwarding to the City Council. Grimmett seconded the motion. Vote was 4-0. Stan Ewing discussed the status of the Comprehensive Plan for Owasso and Gerald Wilhite presented the Cherokee Industrial Project Plans.
