The reading of the minutes of August 17, 1.983 was dispensed with due to the fact that board members reviewed copies sent in the mail. R. Helm moved approval of -the minutes as written, G, White seconded the motion. Aye. Helm, Borgna and White. Nay: None. Motion carried 3­0-0. PUBLIC HEARING 4. TCBOA-.388 REFERRAL ­ Anderson/Fickle Chairman Borgna reviewed the case history and the staff evaluation- The applicant requests a variance to expand a warehouse/office non-conforming use in a district zoned RE. The businesses is located on a 2.8 acre parcel south and east of 76th Street North and 1-169. There are light industrial businesses zoned IL to the north and west of the parcel® The general neighborhood is a mixture of older homes and light industrial uses. To the east and south are houses zoned RE Residential Estate, The Comprehensive Plan recommends low intensity residential land use for this area and notes that much of it 'lies within a development sensitive area. Water products has operated the existing business since 1977. They sell water pipe, hydrants, valves, meters, etc. from the ware- house. There is no manufacturing or repair of merchandise at this location. They wish to expand the present building to add addition- al office and warehouse space. From the site plan submitted the proposed additions would meet the bulk and area requirements of both the RE and IL districts. The property is surrounded on two sides by industrial use and zoning; on the other two sides by large lot, single family homes. Access for the lot is onto 117th East Avenue, an asphalt, primarily residential street. Discussion and recommendation on this applica- tion should include consideration of the mixed use nature of the area and the effects expansion of the business would have on the surrounding neighborhood. OWASSO BOARD OF ADJUSTMENT MINUTES September 7, 1.988 Page 2 Vernon Anderson owner/applicant, spoke in favor of the application stating that he and his partner had been able to buy the property during the past year and had been improving the premises, He stated they had blacktopped the driveway and parking area because a neighbor had complained of the dust. He requested the variance in order to expand the office and warehouse areas of the building due to increased business Toad,, There were no other persons present to protest or support the application. Board members noted that there was no outdoor manufacturing, excessive noise or heavy traffic associated with the business. They stated that they could see no problems that the additions would pose. G. White moved to recommend approval of the application as submitted to the County Board of Adjustment, R. Helm seconded the motion. Aye: White, Helm and Borgna. Nay: None, Motion carried 3-0-0,, There being no further business to consider, R. Helm moved to adjourn the meeting. G. White seconded the motion. Aye: Helm, Borgna and White. Nay: None.
