MINUTES

1. Vice Chair Helm called the meeting to order at 4:12 p.m., and,
2� declared a. quorum present,
3. The reading of the minutes of March 24, 1982, was dispensed with due to
the fact that Board members reviewed copies sent in the mail. R. Fickle
moved to approve the minutes as written. G. White seconded the motion.

PUBLIC HEARING

Staff reviewed the case history and the staff evaluation.,
The applicant requests an accessory use variance to permit a
dwelling unit in a CG Commercial General District, A Board of
Adjustment application was approved on March 3, 1982, to permit
a ministorage use. The applicant proposes to locate an apartment
on the property to be used as an office/living quarters for a
permanent security/office employee, The dwelling unit could be
served by extending utilities from available utility lines.
The Board should consider this proposal in terms of its ef-
fects on surrounding property uses and on the ministorage use.
The applicant was not present. There were no persons present to protest
the application. Tom Kimball, adjacent property owner, was present to
find out about the application. He stated no objections, but had some
questions as to use limits on the dwelling unit and whether or not children
would live there, The Board discussed the proposed apartment and its ef-
fects on the ministorage business and on adjacent businesses, Various
Board members recommended several conditions to the dwelling use:
1) The use of the dwelling unit would be limited to an office for
the ministorage manager and living quarters for the manager/
security guard,
2) The size would be limited to a one bedroom unit.

3) The occupants of the dwelling unit would be limited to
authorized personnel of the ministorage business, and due
to public safety concerns, adult persons (meaning no school
age children).
4) Treat any further expansion of this use as a separate BOA
application to be decided on its own merits.
R. Fickle moved to approve the application subject to the four conditions
stated above, G. White seconded the motion.
Aye; Fickle, White and Helm.
Nay: None,
Motion carried 3-0-0.
There being no further business to consider, G. White moved to adjourn the
meeting. R. Fickle seconded the motion,
Aye: White, Helm and Fickle.
Nay: None,
Motion carried 3-0-0. The meeting was adjourned at 019 p�m.
