PUBLIC HEARING
V TCBOA-115 Referral - Charles Relseel
Staff presented the case history and the staff recommendation:
The applicant requests a variance of the setback requirement
from 75' to 10' in an IL District that abuts an RE residential
district in order to expand a metal fabrication plant, The pro-
perties to the east, north and southeast are zoned RE, residential
estate, The frontage property directly to the south is zoned IL,
The RE area is an established large lot residential neighborhood
that appears stable and contains no nonresidential land uses.
There is no buffer of less intense zoning or land use between
the industrial fabricating plant and the single family homes to
lessen the impacts of noise from the plant or traffic of heavy
vehicles used in the business,,
Staff feels that ten feet is
negative effects of noise, dust
neighbors, especially at night,
43.32 feet setback of the IL us
foot opaque fence along the IL
negative effects generated by a
too small a setback to mitigate
and heavy traffic to residential.
Staff recommends a minimum of
from the RE areas, and a six
RE borders to help reduce the
metal fabricating plant,
