Richard Helm Gary White 1. Chairman Borgna called the meeting to order at 4:07 p.m., and, 29 declared a quorum present,, 3. The reading of the minutes of March 18, 1981 was dispensed with, and G. White moved to approve the minutes. R. Helm seconded the motion. Motion carried 4-0-0. PUBLIC HEARING V OBOk-33 Kenneth Brown Staff presented the case history and the staff recommendation- The applicant requests a variance of the bulk and area. requirements in an RS-3 district to permit a 6085' lot width and a 6368 square foot lot area, The property is located on Lot 3, Block 32, Original Town of Owasso on Fourth Street "lust east of Birch, This application is filed in conjunction with a lot split involving lot 3 and the adjacent lot 4. The pro- posed lot split would divide the two lots into three lots as shown on the attached survey. The proposed northeast lot would not meet the bulk and area requirements, Because of the locations of the two existing houses the northwestern lot would not meet the side yard requirement if the lot frontage is increased for the northeastern lot, This lot could be split several ways to minimize variance from the zoning code: 1. Approve the lot split as submitted, thereby creating a substandard lot. (The original lots platted as 75' frontage and 15,787.5 sq. ft. each, 2. Redraw the lot lines to provide a 65' frontage and at least 7000 sq. ft. on each northern lot (the northwestern lot would thereby have a substandard side yard - V). 3. Maintain the original 75' frontage on each lot and approve the lot split on the southern tract. (the northwestern lot would then have a 205' sideyard).
