K Chairman Borgna called the meeting to order at 4:00 and,
2, declared a quorum present.
3, The reading of the Minutes of May 28, 1980 was dispensed with, and Richard
Helm moved to approve the Minutes, Leon Trammel seconded the motion,
Motion carried 4-0-0.
PUBLIC HEARING
4. Tulsa Board of AdiustmenL - Referral Case #11124, John Mavor
Chairman Borgna presented the case history. Mr. Majors spoke in favor of
the application and presented additional information, attached to these
Minutes. Mr. C. L. McMahon spoke in opposition to the application.
General discussion followed. Mr. and Mrs, L, J. Walters asked several
questions regarding the proposed use.
Staff presented the staff recommendation:
The applicant requests permission to operate an office and radio
station within a residence in an AG district, The property is surrounded
by largely vacant AG properties and the A.T. and S.F. railway to the west,
Mingo Road and 106th Street North are both secondary arterials, The pro-
perty has an existing access to 106th Street North, As principal uses
variances are permitted under the Tulsa Zoning Code under certain eircunmi-l-
stances, staff can support the application if several conditions which will
serve to protect the low intensity characteristics of the area are met,

parking, drives, screening and storm water drainage improve-
ments be approved.
2. That all traffic use the existing drive off 106th Street North,
3. Additional parking be accommodated on a hard surface lot and
screened from abutting properties to minimize impacts from the
nonresidential use.
4. The height and bulk of the antenna to be attached to the roof
of the structure be reviewed so as to minimize interference
with present or potential development in the area.
5. Allow erection of one sign to identify the station, no larger
than six square feet in area with no flashing lights.

6. No additional detached buildings should be permitted as a part
of this application.
7. Any future alterations, new or expanded nonresidential uses
shall require a new BOA approval, Approval for this application
shall remain with the current owner and operator, and shall not
be transferable to a subsequent owner.
A lengthy discussion followed. Concerns were expressed by nearby property
owners regarding operation of a radio station in a future residential
area, possible loss of property value and whether this action would be a
precedent for future nonresidential uses. The Board took into considera-
tion all the comments of those present,
Richard Helm moved to recommend approval of the application subject to
staff recommendation to the Tulsa Board of Adjustment, Tom Ethridge
seconded the motion.
For: T. Ethridge, M. Borgna and R. Helm.
Against: L. Trammel.
Abstain: None.
Motion carried 3-1-0.
5. There being no further business, the meeting was adjourned at 4:50 p.m.
