Board of Adjustment subject to staff recommepdation, G. White seconded
the motion,

Chairman Borgna presented the case history. W. C. White, representing the
applicant, spoke in favor of the application, Harold Cbarney was present
to answer questions regarding the application. Bill She llbarger and Jack
Ojala, representing nearby homeowners, spoke in opposition to the application.
Staff presented the staff recommendation:
The applicant requests permission to operate an office and radio station
within a residence in an AG district. The property is surrounded by resi-
dences on large lots. There are no other visible office or commercial uses
in the near vicinity. 136th East Avenue is a dead end street ending north of
the subject tract, As principal uses variances are permitted under the Tulsa
Zoning Code under certain circumstances, staff can support the application if
several conditions which will serve to protect the residential characteristics
of the neighborhood are met:
1. A site plan showing all proposed alterations, location of parking,
drives, screening and storm water drainage improvements be approved.
2. That all traffic use the existing drive off 136th East Avenue,
3. Additional parking be accommodated on a hard surface lot and
screened from abutting residences to minimize impacts from the
non-residential use
4. The height and bulk of the antenna to be attached to the roof of
the structure be reviewed so as to minimize interferences with
the remainder of the neighborhood.
5o Allow erection of one sign to identify the station, no larger
than six square feet in area. with no flashing lights.
V No additional buildings should be permitted as a part of this
application.

73 Any additional alterations, new or expanded non-residential uses
shall require a new BOA approval. Approval for this application
shall remain with the current owner and operator, and shall no'(,-
be transferrable to a subsequent owner,
A lengthy discussion followed, Several concerns were stated regarding
operation of a radio station in a residential area including; bringing
an intrusion into the neighborhood, adequate screening, interference
from the antenna, possible loss of property value, whether private
restrictive covenants would prohibit such a use, whether this action
would be a precedent for future non-residential uses. The Board took
into consideration all the comments of those present,
T.Ethridge moved to recommend denial of the application to the Tulsa Board
of Adjustment. G, White seconded the motion,,
