WI' HIN THE MINIMUM 50 FOOT BUILDING SE'T'BACK LINE REQUIRED on
property zoned IL (Industrial Light District). The subject property is described as a part
of the F, /2 of the NE /4 of Section 31, Township 21 North, Range 14 East of the Indian
Luse Meridian, Tulsa County, Mate of Oklahoma, further described as 301 E. 5 "' Ave.,
Owasso, Oklahoma.
Robert presented the item and described the property location and surrounding land use.
Staff believes that all criteria have been met. The internal flow of the meat process
requires that the addition be constructed in that location. Without the approval of this
variance the addition would not occur nor would the creation of new jobs. The proposed
addition would add approximately 35 jobs. The applicant was present to answer
questions. Letters were mailed to property owners within 300 feet of the property and the
request was advertised in the Owasso Reporter. One call was received but not in
opposition of the request. Staff recommends approval of OBOA- 03 -06.
Ken Foster moved to approve the Variance request to allow the construction of a building
addition with the minimum 50 foot building setback line required in an IL District, Craig
Wallace seconded the motion.

'The subject property is described as Lot 1, Block 1, Clark Plaza Fourth, an addition to the
City of Owasso, 'Tulsa County, Oklahorrra, further described as 11815 E 86 "' St. 7"°I.,
Owasso, Oklahoma.
Robert described the property location and surrounding zoning. Stalf°bclieves that all
relevant criteria have been met, Ms. Wood has been allowed to locate on this lot for
several years. By forcing the applicant to locate within the 50 foot bill Iding setback line;
the structure Would be in the middle of the existing parking lot. Letters were rnailed to
property owners within 300 feet and the request was advertised in the Owasso Reporter..
No calls have been received. Ms. Nancy Wood, the applicant, was present to address
concerns. Staff recommends approval of OI3OA -.03 -.07.
Craig Wallace moved to approve OROAa03 - -07, allowing for the location of an accessory
building within the minimum 50 foot building setback line required in a CS District.
David Hall seconded the motion.
