4 OBOA,99- 09 _ A request from R & D Properties for a varianc e of the Owasso Zoning
Cody, -- Chapter `I, Section 730, Bulk and Area Requirements in the Industrial Districts, to
allow a reduction in the required setback flom an abutting residential district from -
seventy-five (`75) to fifty (50) feet can property currently zoned IL, (Light Industrial)
Zoning District, The subject property is described as Lot 8, Block 1, Three bakes
Industrial Park Phase II addition, and is located at 8199 N 116 "' E Avenue,

property currently zoned RS--3 (Residential Slagle - Family High Density) Zoning
District, The subject property is described as of 5, Block 6, Country Estates 11
Addition and is located at 11106 E 1.20 Street N.
'Theron presented the case, he applicant is requesting a variance for a rrevvr:ly built house
to encroach into the required side yard by 0. 1. inches. The request was reviewed by the
Owasso 'Technical Advisory Committee arid. had DO comments, L,egal advertisement was
published and letters were mailed to surrounding property owners, Staff received three
calls needing clarification., but no one opposed,
Dewey Brown moved to approve the variance request, Joe Ramey seconded the motion,

landscaping berry on the eastslde of the property, a screening fence being installed and
the use of future road which is located on the northwest side; of the property, to go west
and connect with the Highway 1.69 service road. Joe Ramey seconded the mot_oTI,

establish this seasonal business at this location. Staff has no concerns with this location,
Legal advertisement was published and letters were mailed to surrounding property
owners. No calls were received concerning this request„
Staff recommends approval of the Special Exception request with the following
conditions
I, Signage be limited to that which is affixed to the structure itself,
2. A trash receptacle during the hors of business operation.,
3. Obtain vendor license from the City Clerk's office,
4 That the facility be removed from the site at the close of the sales season
on October 1, 1999.
Joe Ramey moved to approve the Special Exception request subject to the above staff
recommendations. Dewey Brown seconded the motion.
