David Vines-
Check the turning radius to insure traffic flow on the service road flows.
Make sure the access is wide enough to allow for large trucks dropping off
vehicles.
• Show the zoning on surrounding properties.
• Show sidewalks across the frontage.
• Service will be from the back
Public Works-
• A drainage easement should be platted for the conveyance of the current creek
from one side of the lot to the other side of the lot.
• The Deed of dedications states it is City of Owasso, which is not the case and
should be revised in all areas of the water service language.
• A note should state that detention is previously provided by...
• Public Works Director does not want the maintenance responsibilities of any
regional acting detention ponds to be dumped on limited parties. Provide
language as to how the pond is to be maintained and the shared responsibility
of such. Brian Beam stated there was an agreement in place and we
agreed that the letter of agreement would be referenced in the deed of
dedications.
From inspection it doesn't appear that any City utilities were accidently
installed in the errored extra 5', (20' -15'), as they were all designed within 15'
U/E portions when not in the ROW. However this does not mean that non-
City utilities didn't do so on an individual lot basis and should be verified for
need of relocation with the utility companies.
Community Development-
• Show the service road to be labeled as North Owasso Expressway Service
Road.
• Show in Paragraph F North Owasso Expressway Service Road.
• Label the zoning as CS PUD 18.

Washington Rural Water No. 3
• This item is in Washington Co. RWD #3 service area.
• The plat language is not correct; the language will have to be
corrected per water district standard language for water. Copy included.
ONG
• The line extension will be from the bowling alley.

David Vines-
• Escrow the sidewalk money
• Label the zoning on the surrounding properties
AEP/PSO-
• Need the load information.
• Service is along 116`" St North coming to the east side.
• Decide if lines will be overhead or underground.
Public Works-
• Legal description on the plan doesn't match the legal description in the deed
of dedications and was not checked for closure due to the unclear nature of the
legal.
• Waterline easement can be 15' wide.
• Water line easement should be delineated from the U/E where it crosses each
other.
• All existing easements shown should be referenced by plat or book and page.
• Eastern easement shown to only be a 15' U/E but external easements should
be 17.5' U/E unless an easement is located on the detention site that is not
called out. Applicant is not aware of the easement and requested for
approval of the 15' easement. Applicant stated that the only thing in the
easement would be a storm pipe from the detention pond. Public Works
is okay with the 15' U/E due to this statement however it should be a
shared D/E.
• Section 1.5 states a filing of acceptance by the City at the court clerk's office.
Is this a normal practice? City Attorney requested to strike it from the
language.
• Section 1.8 is language for a Sanitary Sewer Easement that does not appear on
the plan. Delete language or show it on the plan.
Community Development-
Fire-
• Show the address on the lot as 10857 East 116 Street North.
• Under the title show AG Zoning.
• Correct signature block. Strike "City Attorney" and strike "Planning
Commission Approval ".

Washington Rural Water No. 3-
• This is in RWD #3 service area.
• Water service has not been requested at this time.
• Water line plans have not been received at this tune.
