NOTICE OF A HEARING BEFORE THE BOARD OF
ADJUSTMENT OF THE CITY OF OWASSO, OKLAHOMA.
Case Number OBOA -04 -20
Notice is hereby given that a public hearing will be held before the
Owasso Board of Adjustment in the Owasso Old Central, 109 North
Birch, Owasso, Oklahoma at 6:00 PM on the 28th day of December,
2004. At that time and place the Owasso Board of Adjustment will
consider a request from Richard Kramer for a Zoning Variance to
ALLOW FOR THE PLACEMENT OF A SEPARATE
STRUCTURE TO BE USED AS A POOL HOUSE on a property
zoned RS -3 (Single Family Residential), located at 708 North
Carlsbad.
All persons interested in the above mentioned matter are hereby
notified to be present at the above mentioned time and place in order
to present their arguments for or against same.
Information and maps showing the property location may be
inspected in the Community Development Department, 111 N. Main
Street, Owasso, Oklahoma, 74055, or by calling 376 -1545.

SUBJECT: OBOA - 04-20, A REQUEST FOR A VARIANCE FROM ACCESSORY
BUILDING SIZE REQUIREMENTS
DATE: December 20, 2004
The municipal staff has received an application for a variance to allow a pool house in a rear yard,
where the total square footage of accessory buildings in the rear yard is limited to 750 square feet. The
application was made by Mr. Richard Kramer, and the property is located at 708 North Carlsbad. A
location map is attached with this memorandum.
PROPERTY CHARACTERISTICS:
The property is located on the west side of North Carlsbad approximately �/< mile south of East 861h
Street North. The legal description of the property is attached with this memorandum. The tract is 1/2
acre in size. The current use of the property is single - family residential and is zoned for such use. The
subject site is bordered by single - family residential to the north, east, and south. A golf course and
more single -family residential he to the west.
ANALYSIS:
The subject property contains a single- family dwelling and a detached garage. The applicant proposes
to add a detached pool house in the rear yard of the property.
The addition of the 468 square foot pool house will result in a total covered rear yard area of 1,098
square feet. Section 240.2.e(2) states "the total gross floor area for any accessory building or buildings
located in the rear yard, required rear yard, and or both, does not exceed 750 square feet." The section
goes on to state that the Board of Adjustment may grant a variance of this requirement.
The staff has evaluated the request, and finds that approval of the application will not result in any
detrimental impact on the surrounding area. Ample space does exist within the applicant's rear yard to
provide for the addition of the pool house.
RECOMMENDATION:
The staff recommends approval of the OBOA 04 -20
