A general area map is attached. EXISTING LAND USE Residential SURROUNDING LAND USE The subject property is located in Windsor Lake addition. PRESENT ZONING RS -3 (Residential Single - Family Medium Density District) ANALYSIS The applicant is requesting a variance from the Owasso Zoning Code Development Standards to allow for the encroachment of 1.5' in the rear yard, located at 9506 North 133 East Avenue. As shown in the site drawing, the porch cover is constructed 1.5' over the required 30' building line. The applicant has stated that the reasoning for the request was based on the need to create a clean title. The staff evaluated the request, and finds that approval of the variance will not result in any detrimental impact on the surrounding area. It is opinion of the staff that the character of the neighborhood will not be adversely affected by granting the variance. Letters were mailed to all property owners within three- hundred (300) feet of the subject property on and the request was advertised in the Owasso Reporter.
