ORDINANCE NO. 478
AN ORDINANCE APPROVING ZONING APPLICATION NUMBER OZ-
9401, CHANGING THE ZONING OF PROPERTY LOCATED IN THE
NORTHEAST QUARTER OF SECTION 20, TOWNSHIP 21 NORTH,
RANGE 14 EAST, TULSA COUNTY, OKLAHOMA, FROM CS,
COMMERCIAL SHOPPING CENTER DISTRICT AND OL, OFFICE LOW
INTENSITY DISTRICT TO RS -3, RESIDENTIAL SINGLE - FAMILY HIGH
DENSITY DISTRICT AND REPEALING ALL ORDINANCES OR PARTS
OF ORDINANCES IN CONFLICT HEREWITH.
WHEREAS, public hearings have been held regarding the request for rezoning of the
property herein described, and,
WHEREAS, the Owasso City Council has considered the recommendation of the
Owasso Planning Commission and all statements for and against the requested rezoning of
application OZ -9401.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
OWASSO, OKLAHOMA.
Section 1. That the zoning classification of the following described property, to
wit:
A tract of land located in the East Half (E/2) of Section 20, Township 21
North, Range 14 East of the Indian Base and Meridian, Tulsa County,
Oklahoma, being more particularly described as follows: commencing at the
Northeast corner of said East Half of said Section 20; thence S 00°01'55" W
along the East line of said East Half a distance of 1597.54 feet; thence S 89°
56'36" W a distance of 726.00 feet; thence N 00°01'55" E a distance of
0.54 feet; thence S 44°29'20" W a distance of 249.41 feet; thence N 89°43'
01" W a distance of 359.80 feet; thence N 64°01'40" W a distance of
120.68 feet; thence N 20°25'00" W a distance of 140.83 feet; thence N 23°
37'55" W a distance of 143.28 feet; thence N 31°32'27" W a distance of
156.40 feet; thence N 57°02'34" W a distance of 85.43 feet; thence S 41°
15'18" W a distance of 116.13 feet to the Point of Beginning; thence
continuing S 41°15'18" W a distance of 718.89 feet; thence N 22°17'47"
W a distance of 74.44 feet; thence N 89°56'02" W a distance of 428.47 feet;
thence N 00°19'21" E a distance of 397.86 feet; thence N 50°12'08" E a
distance of 854.96 feet; thence S 39°47'52" E a distance of 300.00 feet;
thence S 16°16'20" E a distance of 225.73 feet; thence S 41°15'18" W a
distance of 13.76 feet; thence S 57°02'34" E a distance of 30.32 feet to the
Point of Beginning,
be, and the same is hereby rezoned from CS (Commercial Shopping Center) and OL (Office
Low Intensity) districts to an RS -3 (Residential Single - Family High Density) District.

Section 2. That all ordinances or parts of ordinances in conflict herewith be, and the
same are hereby expressly repealed.

SUBJECT: ORDINANCE NO. 478

BACKGROUND:
On February 15, 1994, the Owasso City Council unanimously approved a rezoning request of
12.69 acre area from OL (Office Light Intensity) and CS (Commercial Shopping Center) districts
to an RS-3 (Residential: Single Family High Density) district. As you may recall, the 01 and
CS zoning was the underlying zoning in the northwest portion of the abandoned planned unit
development.
Ordinance 478, attached for your review, would formally adopt the actions of the City Council
from their February 15, 1994 meeting.
