AN ORDINANCE APPROVING ZONING APPLICATION NUMBER
OZ-95 -01 CHANGING THE ZONING OF PROPERTY LOCATED IN THE
NORTH HALF OF THE SOUTHWEST QUARTER OF SECTION 20,
TOWNSHIP 21 NORTH, RANGE 14 EAST, TULSA COUNTY,
OKLAHOMA, FROM AG (AGRICULTURAL) TO CG (COMMERCIAL
GENERAL) AND OM (OFFICE MEDIUM INTENSITY), AND
REPEALING ALL ORDINANCES OR PARTS OF ORDINANCES IN
CONFLICT HEREWITH.
WHEREAS, public hearings have been held regarding the request for rezoning of the
property herein described, and,
WHEREAS, the Owasso City Council has considered the recommendation of the
Owasso Planning Commission and all statements for and against the requested rezoning of
application OZ- 95 -01.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
OWASSO, OKLAHOMA, THAT
Section 1. The zoning classification of the following described property, to
wit:
Commencing at the NE comer of the NW/4 of the SW/4 of Section 20,
Township 21 North, Range 14 East; thence South 222.96 feet; thence
southwesterly along a curve to the left and the east right-of-way line of US
Highway 169 a distance of 275.00 feet to the Point-of-Beginning. Thence
continuing along said curve and right-of-way line a distance 998.46 feet to a
point on the south line of the NW/4 of the SW/4 of said section; thence east
along said line a distance of 382.80; thence northeasterly a distance of 495.00
feet; thence north along a line 40 feet west and parallel to the west boundary
line of the Three Lakes III addition a distance of 305.00 feet; thence
northwesterly a distance of 160.00 feet to the Point-of-Beginning, containing
6.60 acres, more or less,
be, and the same is hereby rezoned from an AG (Agricultural) to CG
(Commercial General) zoning district.
AND
Commencing at the NE corner of the NW/4 of the SW/4 of Section 20,
Township 21 North, Range 14 East; thence South 222.96 feet to the Point of
Beginning. Thence southwesterly along a curve to the left and the east right -
of-way line of US Highway 169 a distance of 275.00 feet to a point on said
line, thence southeasterly a distance of 160.00 feet to a point on a line 40 feet
west and parallel to the west boundary line of the Three Lakes III addition;
thence south a distance of 305.00 feet, thence southwesterly a distance of
495.00 feet to a point on the south line of the NW/4 of the SW/4 of said
section; thence east a distance of 250.00 feet to a point on the west boundary
of Three Lakes III addition; thence north along said boundary a distance of
1097.05 feet to the Point -of- Beginning, containing 2.26 acres, more or less,
be, and the same is hereby rezoned from AG (Agricultural) to OM (Office
Medium) zoning district.

BACKGROUND:
At the March 21, 1995 meeting, the Owasso City Council recommended approval of a rezoning
requset from AG (Agriculture) to CG (Commercial General) and OM (Office Medium) on a 8.86
acre parcel of land located north of the Owasso Walmart and east of the Owasso Expressway.
Attached is a copy of Ordinance No. 496 which formally adopts the City Council's rezoning
action of march 21, 1995.
RECOMMENDATION:
Staff recommends council approval of Ordinance No. 496.
